TCS 2,130 row inks in Bengaloro rental contract, among the largest office deals in the city in years

Tata Consultance Services (TCS) has signed a 1.4 million square feet of office space in 360 Business Park in the electronic city in Bangaluru, in one of the largest office deals in the city in recent years, according to the Times of India newspaper, citing rental documents that have been reached via the Properstack.

The rental contract covers the towers 5 A and 5b, and extends 6.8 square feet and 7.2 square feet respectively. The owner is Labzone Electronics City Pvt Ltd.

A two -stage organizer, the agreement begins on April 1, 2026, with the ground in addition to seven floors, followed by floors from eight to thirteen from August 1, 2026.

TCS will pay a monthly rent of 9.31 rupees at $ 66.5 per square foot, backed by a security deposit of 112 rupees. With 12 % escalation every three years, total rental expenses are linked to 2,130 rupees, according to the report.

The deal emphasizes the expansion of TCS in the Southern Bangaluru State State of Information Technology Corridor, where the demand for the large adjacent office space remains strong. It comes amid a broader batch of 4,500 crimes by the Mumbai -based IT services to Mumbai to expand universities and infrastructure at the country level.

In Bangaluru alone, TCS is said to have recently acquired 1.4-1.6 million square feet of SATTVA for 2,250 rupees and 3.2 million square feet of Tric for 1625 rupees, adding 25,000 seats.

Behind Bangaluru, the company secures an area in the cities of level 2 and Tier-3. Additional offices were rented in Kevatbur and Hyderabad, and it took 21.6 acres in Veskatabnam in a 99 -year rental contract, and bought 37 acres in the Kinver Electronics Group from Kochi for 690 rupees. In Kolkata, it is expected to offer projects that extend 30 acres in Sanchita Park and Bengal Silley Valley Hub 16,500 seats over the next three years.

This step comes amid an increase in office deals on a large scale by global technology and financial services companies. Amazon, Google, JP Morgan, Morgan Stanley and Qualcomm signed all lease contracts exceeding one million square feet across the main metro in India, reflecting confidence in commercial real estate in India and long -term workforce.
